Most roof leaks start at the chimney. That is where we look first.

Chimneys take the worst of the weather on any roof, and on the Fylde coast that means wind-driven rain off the sea. Mortar joints wash out, the flaunching round the pots cracks, and the lead flashings where the stack meets the slope lift or split. Water then runs down inside the stack or along the rafters and shows as a damp chimney breast or a stain on the ceiling nearby.

We repoint the brickwork, re-flaunch round the pots, and renew the lead flashings, soakers and back gutters so the joint between the stack and the roof is sealed again. The same leadwork skills cover valleys, parapets and abutments: on a recent job we stripped and replaced the roof, then finished with new leadwork, rubber-coated valleys and the chimney re-flaunched.

Chimney work is done from a safe working platform, and you get photos and a plain explanation of what we found.

Step by step

Putting the stack and its roof junction right

  1. Inspect each chimney detail. Start with a free roof survey of the stack, pots and surrounding roof. We distinguish failed brick joints from cracks in the flaunching and splits in the lead below.
  2. Arrange a stable working position. Chimney height and its position on the slope determine access. The working platform must allow careful repointing and lead dressing without putting weight on fragile tiles or unsupported chimney parts.
  3. Prepare the masonry. Loose mortar is removed from affected joints before repointing with a suitable mix. Damaged flaunching around the pots is assessed separately, because sealing the base will not repair the top.
  4. Renew the weathering details. Lift adjacent coverings as needed to reach soakers and the back gutter. Replacement lead is supported, dressed and fixed with room for movement, then secured into the masonry junction.
  5. Finish the stack and roof. The surrounding slates or tiles are reinstated and debris removed from drainage routes below. Photos and an explanation show which chimney details have been repaired and which remain serviceable.

Different repairs for different chimney faults

  • Repointing and flaunching: Repointing restores failed joints between bricks. Flaunching is the shaped mortar around chimney pots, formed to shed rain from the top. Each addresses a different route for moisture.
  • Flashings and soakers: Cover flashings protect the wall junction, while soakers work between individual courses on suitable roofs. Renewing the exposed strip alone leaves hidden failures untouched, so the complete junction needs inspection.
  • Valleys and back gutters: These details carry concentrated runoff past the stack or between roof slopes. Lead and rubber-coated valley options are selected for the existing arrangement, support and connection to the coverings.

How long chimneys and leadwork takes

A local flashing repair takes less time than repointing a whole stack and renewing its top. Combined chimney repairs generally need a day or several days after access is ready. Mortar work also needs appropriate weather and protection while it sets.

What affects the price of chimneys and leadwork

  • Chimney height, roof position and the scaffold arrangement
  • Depth and extent of failed mortar joints
  • Condition of pots, cowls and the surrounding flaunching
  • Amount of leadwork and the complexity of its shapes
  • Supporting boards and neighbouring coverings needing renewal

Your chimney quote separates masonry repairs from leadwork so you can see what each part addresses. Choose Book a free roof survey for a no-obligation written assessment of the required work.

Looking after it afterwards

Keep an eye on the chimney outline from the garden after strong winds. Fresh mortar fragments, a tilted pot or lifted lead need attention. Arrange roof inspections when damp returns around a chimney breast, and keep any photos of the stain to compare its extent after subsequent rain.

Before you book

Straight answers about your roof

Can you repair a chimney without rebuilding it?
Usually, yes. Most chimneys need repointing, new flaunching and new lead flashings rather than a rebuild.
Do you do lead valleys?
Yes. We renew lead valleys and also fit rubber-coated valleys, depending on the roof.
Why does my chimney breast feel damp?
Most often the flashing at the base of the stack has failed or the mortar has washed out. We find which and fix it.
Is the survey free?
Yes. We look at the chimney and the roof around it for free and give you a no-obligation quote.
Why not seal a chimney with one long strip of lead?
Lead expands and contracts as temperatures change. Appropriate lengths, laps and fixings let it move while shedding water. A rigid strip spanning a complicated junction is more likely to split or pull away.
What is the back gutter behind my chimney?
It is the channel on the uphill side of the stack, catching water running down the roof and directing it around the chimney. Its lining and supporting boards need checking when this area leaks.
Does new pointing also fix damaged flaunching?
No. Pointing fills joints in the chimney walls, while flaunching forms the weathered top around the pots. We check both during the survey and describe the separate repairs needed in your quote.
