Rebuilding a flat roof from deck to finished edge

1. Survey the whole flat roof. Book a free roof survey covering the membrane, wall junctions, trims and outlets. We consider ponding and soft areas together, because a new surface alone does not correct a failing base.
2. Remove failed covering. The agreed area is opened to reveal the deck. Wet or rotten boards are identified, and the connection to the main house is examined before replacement materials conceal these details.
3. Prepare a firm, draining base. Defective decking is renewed and the falls towards outlets are addressed. The roof needs suitable support across its surface and at every edge before the waterproof covering is installed.
4. Lay the selected system. EPDM, felt or GRP is applied using the preparation and fixing method appropriate to that material. Seams, changes of level and penetrations receive attention as part of the complete covering.
5. Complete edges and junctions. Upstands, trims and outlets are finished to connect the roof surface with its boundaries. We check the route for runoff and explain how the finished roof should be looked after.

Three established flat roof coverings

• EPDM rubber: A flexible rubber membrane suits many garages and extensions. Sheet layout and edge detailing are planned around the roof dimensions, with careful treatment at wall junctions and any penetrations.
• Torch-on felt: Reinforced felt forms a layered waterproof covering. It needs an appropriate base and carefully finished laps, with the installation method chosen around the roof details and the building below.
• GRP fibreglass: GRP forms a firm surface over a suitable deck. Correct preparation, compatible trims and appropriate installation conditions matter, particularly around corners, outlets and changes in the roof's shape.

How long flat roofing takes

A small, straightforward flat roof is generally a day or a few days of work. Replacing a damaged deck, altering falls or working around several rooflights extends the programme. Dry conditions are important during preparation and installation, and the chosen system determines the working sequence.

Looking after it afterwards

Keep outlets free of obstructions and inspect visible edges from a safe position after high winds. Avoid dragging garden equipment or storing materials on the roof.
